Located in the Midtown East area of Manhattan, this building was designed as a condominium with 27 residences. The unique design includes higher and lower portions, the result of two separate zoning districts, R8B and R10. The western portion, located in R8B, was designed as a seven-story building, and the portion that is located in R10 was designed as a 15-story building. Floors 8 to 15 contain only one dwelling unit per floor, each with a gross area of 2,400 square feet.  Striking a balance between modern and conservative, the building’s façade of limestone panels and large windows was designed to blend seamlessly into the Midtown neighborhood. 

 
 
 

The building forms an “L” shape around a garden and inner court, which face northwest. The first floor features a double-height residential lobby and three dwelling units. The rest of the dwelling units are on floors 2 to 15. The higher portion of the building extends to a height of 155 feet, and the building has a gross area of 53,000 square feet.
