Located between the Gowanus and Fort Greene neighborhoods and fronting 4th Avenue and St. Marks Place, this project was conceived for younger audiences moving to this vibrant area in Brooklyn. Developed in collaboration with INC Architecture and Design, the building’s quintessentially modern façade uses a pattern of voids and solids constructed from modular terracotta tiles to create unique depth and a modular rhythm, resulting in the building’s striking appearance and towering presence over the surrounding neighborhood. There are 11 residential floors over the commercial floor and two underground levels. The sub-cellar level is occupied by attendant parking. The cellar level in the south portion of the building houses utilities, while the north side has accessory storage for commercial use.
The main feature of the building is its extensive amenity suite, which includes a residents-only fitness center, spa, and steam rooms on the cellar level. The building’s “U” shape encloses a large interior garden on the cellar and first-floor levels. On the second floor, a see-through interior garden opens out to Warren Street and overlooks the interior courtyard. The interior layout incorporates a variety of residential units on the upper floors (8-11) with direct access to exterior terraces. The building has a gross area of 198,000 square feet, with ~10,000-square-foot air rights purchased from the three adjacent tax lots. The building includes 105 dwelling units and 8,000 square feet of commercial space on the first floor.
