This project is located in East Harlem, fronting 1st Avenue and 117th Street on a corner lot, and is a rental facility occupied by 90 dwelling units. This project involved the addition of four stories to an existing building that was constructed approximately 80 years ago. The existing building was a five-story school and was designed as a classic institutional building. The first floor was constructed with heavy limestone panels. The second and third floors have large industrial windows and a brick veneer. On the fourth floor, the existing building has ornamental limestone cornices with decorative elements, and the fifth floor has a limestone cornice that is smaller in scale. The addition of four new stories was designed with aluminum and metal glass, which provides contrast and emphasizes the classic look of the original structure. The design combined classic and modern elements to transform the school into a residential space while meeting the conversion criteria of the zoning resolution.
The building has a front of 150 feet on 117th street and 100 feet on 1st Avenue. The project is located in a flood zone and has no cellar. The first floor is allocated to commercial space, building services, and parking. Floors 2-9 are allocated to residential units. There is also an open recreation facility that is accessible from the building. The project has approximately 74,000 gross square feet.
