Fronting Jackson Avenue within a special district of the Dutch Kills in Long Island City, this project is a feat of creativity with a fresh, modern look developed in a collaboration between ODA and Issac & Stern Architects. The building’s envelope consists of a mixture of brick veneer, large glass and metal panels, and concrete finish stucco. 22-12 Jackson is large in comparison to adjacent properties; due to the substantial depth of the property, Issac & Stern Architects designed a U-shaped structure around a large, inner-court garden. This design resulted in a front section of residential units facing Jackson Avenue. The rear residential section has a view of the garden and inner court and an open elevation to the rear yard. The middle residential portion (which measures about 75 feet long) has a view of the inner court and garden. The 11-story building does not have a cellar due to a high water table. The first floor, which fronts Jackson Avenue, was designed for commercial use and includes a lobby and building utilities. The swimming pool and building amenities as well as attendant parking are located in the rear portion of the property. Floors 2-11 are occupied by residential units in a variety of sizes ranging from studios to four bedrooms, with three-bedroom units on the penthouse levels. The building has a gross area of ~224,000 square feet and was designed for 180 dwelling units.
