This project is located in the Gramercy Park neighborhood of Manhattan and fronts 2nd Avenue and 21st Street. The building’s unique elevation, consisting of a limestone façade, French windows and doors, and a zinc standing seam mansard roof, recalls neoclassical Parisian architecture. Adding to its European character, the building also features large glass windows surrounded by limestone trim and a peppering of small Juliet balconies.
The upper three penthouse floors contain three- and four-bedroom units. The building was designed to a height of 145 feet, with terraces and setback floors above the height of 100 feet. The cellar is occupied by building services and storage units. The first floor was designed for commercial use, with a residential entrance on East 21st Street.
The building is on a corner lot and has an approximate gross area of 70,000 square feet. The developer also purchased an additional 8,000 square feet of air rights. The final design encompasses 54 condominium units with a variety of dwelling unit sizes ranging from studios and studio alcoves to one and two bedrooms.
