Located on the Lower East Side of Manhattan, this former community facility, constructed at the turn of the 20th century, has been transformed into unique, residential boutique condominiums. The historic three-story building, originally commissioned by industrialist Andrew Carnegie and designed by McKim, Mead & White, was preserved and restored to highlight its irreplaceable neoclassical beauty. While designing the building, our intent was to create a dichotomy between old and new. Additional floors were constructed using a combination of aluminum panels and rhythmic window patterns to create a distinctively modern aesthetic. The building incorporates three new stories over the three existing floors and cellar. The cellar includes utilities, building services, and two lower-level duplex residential units with access to a terrace garden. The first floor has two residential units and a lobby entrance. Dwelling units on the first and second floors feature approximately 14-foot ceiling heights to create a dynamic and memorable atmosphere. A singular addition to the neighborhood, the building was designed to be occupied by 11 residents. The total gross area of the building, including the preexisting area, is 18,200 square feet.
