This building is located in Prospect Heights, Brooklyn, and occupies the full block at the intersection of Bedford Avenue, Lincoln Place, and Eastern Parkway. The building has approximately 168 feet of frontage on Bedford Avenue, about 180 feet on Eastern Parkway, and 130 feet along Lincoln Place. It is built in a “U” shape around an inner court with a terrace and garden on the second floor. The floor at grade, the lobby entrances, and the commercial entrances are classified as basement-level because they are partially below and partially above grade level. The building was designed as a rental facility with 186 dwelling units, approximately 20% of which are affordable housing with restricted rent. The cellar is allocated to parking, and the basement has building services, commercial area, and amenities. The first floor has double-height commercial space and one dwelling unit located on the southwest corner of the property. 

 
 
 

The building has two cores with double elevators and stairs. From floors 5-11, there is a large setback on the south side of the property due to the height restriction of the R6B residential zoning district. The setback is approximately 50 feet wide. Above the fifth floor, the portion of the building within residential zoning district R7B has a maximum height of 115 feet as a result of a fresh-food bonus. 

The building façade is very formal. A two-story colonnade of limestone piers decorated with a ribbon of perforated panels envelops the building on three sides. Farther up, the building features a brick veneer and stacked, uniform, floor-to-ceiling windows. Finally, the building is crowned with a large stone cornice. The building’s gross area is 202,000 square feet.
